-I have a professional stager who is part of my team who will provide a free consultation to help sell your home quicker and for more money. Homes that are stage sell quicker and for more money. I am one of only a few Realtors that use staging-most won't invest staging. The article below reiterates that the investment is worth it...my staged listings average sold time is within 90 days.
The housing downturn means homes are sitting unsold for longer periods of time, and the large number of properties on the market in turn translates into increased competition among sellers for buyers. In response, demand for stagers is on the rise, according to the International Association of Home Staging Professionals, which estimates that sales time can be cut in half and resale value boosted by about 6.9 percent by hiring a stager. For fees of about $500 to $5,000 – paid by the real estate agent, the seller, or both – stagers eliminate clutter, get rid of personalized items, and rearrange furnishings to help prospective buyers picture themselves in the house. "Homes are filled with our life, but the way we live in a home and the way we sell a home are two different things," says Karen Sebok of Monterey, Calif.-based Carmel Home Staging.

-Feature your property on a variety of websites that target potential buyers for your specific property. Your property will be on about 15 websites at all times. The internet is far more effective than print advertising in marketing real estate. Buyers want information at their fingertips. I am usually first or second on the
-Showcase your home on Realtor.com where over 87% of buyers start searching for a new home. This enable us to feature your property by adding additional photos and a custom description. There is a direct link to my website to gain additional information and photos.
-Arrange for a video tour of your property with DVD's for buyers to take home and see the property over and over to help them make a decision. I have sold 2 homes directly from this technology-one was a spouse of buyer and the other was both buyers. They were able to view the property via DVD to purchase the property. DVD's also create excitement with friends and family members and what better way to increase an offer when negotiating if the buyers keep watching the DVD! Again, I am the only Realtor in this area who invests in this tool.
Don't you think your property is worth it?
-Full color brochures on the internet and in the information box at the property with interior photos. Buyers want to see a minimum of 6 interior color photos before they will contact a Realtor for more information. Those without good color interior photos will be passed over.
Mail a minium of 100 "Just Listed" laminated postcards to your closest neighbors so they can let their families and friends know there's a house available in their area.
